Commercial Concrete · Queen Creek, AZ

Commercial pads and slabs, poured to your engineered plans

Need a commercial concrete contractor for a pad or slab in Queen Creek or the East Valley? DC Construction and Development pours large commercial pads for business sites. That covers slab-on-grade building pads and floors, equipment and generator pads, dumpster enclosure pads, and yard or storage pads. Each one is built to your engineered plans. Those plans set the thickness, the reinforcement, the concrete strength and the joint layout. We build to them, and the design stays with your engineer or architect. We work across Queen Creek, San Tan Valley, Gilbert, Chandler, Mesa, Apache Junction, Gold Canyon and Florence.

A commercial job starts with your plan set and a look at the site. We read the drawings for the slab details, then check the access and the ground itself. The free estimate comes from both. Before the pour, the base gets prepped and compacted to the plans. The forms go in at the plan elevations, and the rebar goes where the drawings put it. Is the building on the pad a pre-engineered metal building? Our steel building foundations and shop pads page covers its anchor bolts and thickened edges.

What commercial pads and slabs do we pour?

Most commercial jobs start with a building pad. That is a slab-on-grade floor for a commercial or metal building, poured on prepared ground. Your engineered plans show where the slab thickens and where each joint goes. Plumbing and electrical lines that run under the floor go in first, placed by those trades. We form the pad to the plan elevations and place the reinforcement the plans call for. Then we pour the concrete strength the plans name and finish the floor to the surface they specify.

Smaller pads carry their own details. An equipment or generator pad holds a heavy load on a small footprint. The plans set its size and thickness. Dumpster enclosure pads follow the city detail where one applies. Gilbert's standard details show a 6 inch thick concrete pad for a double bin enclosure. Steel safety posts stand at the back. Each gate gets drop pins, with holes drilled in the concrete at the open and closed positions. Yard and storage pads hold parked equipment and stored materials, and the plans set their joint spacing.

How do your engineered plans shape a commercial pad?

The plans decide the slab, and we pour what they show. They set the thickness, the reinforcement, the concrete strength and the joint layout. Queen Creek's commercial submittal page says plans may have to be prepared by an Arizona registered design professional. Plans from a registrant, an architect or an engineer, carry that registrant's seal and signature. Any special inspections get listed on the plan cover sheet. We read the full set before we price it, so the estimate matches the drawings page by page.

Sometimes the site does not match what the plans expect. Caliche can show up shallower than the drawings assume, or a soft spot can turn up during excavation. When that happens, the question goes back to your engineer, because the fix is a design call. The answer comes back on paper, and we build to it. A change in thickness or a request for extra steel works the same way. Keeping the design with your engineer keeps the pad matched to the plans the Town reviewed.

How do East Valley soil and weather affect a commercial pour?

Caliche is a common problem in southern Arizona soils. The University of Arizona describes it as soil whose particles are cemented together by calcium carbonate. Solid caliche layers restrict water movement, so water under a pad may not drain away. Whether caliche under the pad stays or comes out is the engineer's call. When the plans spell out the subgrade prep, we excavate and compact to that spec. Gilbert's enclosure detail is one example. It calls for the soil under the concrete pad to be compacted to a depth of 6 inches.

Summer heat is the other factor. In summer we start early to beat the heat, so the pour and the finishing land in the cooler hours. There is no snow here, so we work year-round. Monsoon season runs June 15 to September 30. Through those months we watch the forecast, and a storm can move a pour date. The grading plan sets which way runoff leaves the pad. The forms go in at those elevations, so storm water moves away from the building and its doors.

What permits does a commercial pad need in Queen Creek?

Commercial projects are on the Town of Queen Creek's list of work that requires a building permit. The Town makes obtaining that permit the property owner's job. Its commercial page says the property owner or an authorized agent submits the application. It gets filed online with the plans and specifications. Each building needs its own application and permit. Queen Creek Building Safety confirms a specific project at 480-358-3003. We tell you up front whether your project needs one and what the Town will ask for.

Some commercial projects also carry special inspections. When they apply, the Town wants a Special Inspection Certificate before the permit issues. It carries the seal and signature of the Arizona registered design professional. The property owner or an authorized agent signs it too. Your design professional can tell you which inspections the pad carries before a pour date is set. The pour gets scheduled around every inspection the permit calls for. For residential flatwork and slabs, our Queen Creek concrete permit guide goes project by project.

Do you design commercial slabs or build to plans?
We build to plans. Your engineered plans set the thickness, the reinforcement, the concrete strength and the joint layout. When the site does not match what they expect, the question goes to your engineer. The design stays with your engineer or architect, so the pad matches the plans the Town reviewed.
How thick should a commercial concrete slab be?
As thick as your engineered plans say. The engineer sets it from the load the slab carries and the ground under it. Gilbert's standard detail for a double bin enclosure shows a 6 inch thick concrete pad. A building floor or an equipment pad can call for another number. We pour the number on the plans.
How much does a commercial concrete pad cost?
It depends on your plans and the site. Each pad gets priced from the drawings and a look at the ground. Thickness, reinforcement, caliche and access all move the number. Our concrete slab cost guide lays out published national ranges by slab use. Those are market ranges, and your real number needs a look at the site.
What if the site is outside Queen Creek town limits?
Then a different office takes the application. A site inside Gilbert, Mesa or Chandler goes through that city. An unincorporated address can fall to the county. Confirm it with the county first, Pinal County on the Pinal side. San Tan Valley addresses are in transition between Pinal County and the new Town, and we confirm the routing before any application goes in.
Can you replace a cracked commercial pad?
Yes, when the fix is tear-out and replacement. A pad that has cracked through or settled has moved, and the cause often sits in the ground under it. We break out the failed section and rework the base. The new pour goes back to the plans. Our concrete repair and replacement page covers how that work runs.
Do you pour residential concrete too?
Yes. Most of our work is residential: driveways, patios, pool decks, slabs and foundations. Home slabs and casita foundations have their own page, concrete slabs and foundations. On the commercial side, every pad runs from your engineered plans. Both get the same early starts in summer to beat the heat.
How do I get an estimate for a commercial pad?
Send the plans and the site address. We look over the drawings and the site, and the estimate is free. We take calls any time at (720) 434-2926, or you can send your plans for a free estimate. Tell us what the pad will carry and when you need it poured.
