Cracked Concrete Repair: When to Resurface and When to Replace

Not every slab needs to come out, and we will not sell you a teardown you do not need. Why Arizona Concrete Cracks, Heaves, and Settles

Slabs in the East Valley do not fail by accident. Expansive and caliche soils swell and shrink with moisture, lifting and dropping concrete that was poured on a weak base. Many older driveways and patios came from fast builder-grade pours with little base prep, so they were on borrowed time from day one. Add relentless UV and summer heat that age the surface, plus monsoon runoff that erodes the soil out from under a slab, and you get the cracking, sinking, and uneven concrete we see across Queen Creek.

Before the base is dug out, Arizona law adds a step. State law counts grading and digging as excavation, and re-prepping a base involves both. The dig area is outlined in white, and a request goes in to have buried utility lines marked. Under Arizona Revised Statutes 40-360.22, utility operators then have up to two working days to mark their lines. No digging can begin until the marks are complete or the contractor is told no marking is needed. Broken concrete from the tear-out goes to a local dump or a recycling center.

Concrete Driveway Repair: Replacing Failed Panels or the Whole Slab

A driveway is poured in panels divided by control joints, so concrete driveway repair can target only the failed panels. On East Valley driveways, look for cracks with one side higher than the other, or panels that sank or lifted. Crumbling edges are another sign. Monsoon runoff between June 15 and September 30 can wash soil out from under a slab's edges. A crack filler will not hold on a base that is still moving. We match the finish as closely as conditions allow, but fresh concrete looks lighter than a weathered driveway at first. A full concrete driveway replacement is the better call when failed panels are spread across the slab. In that case the cause likely runs under all of it. Replacement also fits when a uniform look matters to you. When the slab is sound but too small, an extension adds room for a trailer or an RV. Where the driveway meets a public street, the apron usually sits in the public right of way. Work on the apron is a separate permit question from the slab on your lot.
